Fuck man. And this 5 room flat is a puny 1173 square feet.

i think the additional amount is taking into consideration of1) The surrounding- walking distance to amenities, Train station, Malls, bus interchange etc. Bidding price of such land confirm much higher than other area.
2) Some dbss like AMK/bishan/Toa Payoh ( i cant remember which one) they actually put a gate and requires access pass upon entering. Each household will have a biometic door. that is somewhat similar to condo
3) I can understand your point of view for the 100k renovation on HDB BTO. but bear in mind you need to fork out cash for the 100k renovation. there is no installment payment for that 100k unlike DBSS - i doubt any contractor will accept installment basis. If you are judging from time value money, that 100k is better off use as investment for shares than renovation.
For the 100K renovation, you can get a bank loan.
But I did not know that DBSS is exclusive to the public ie. cordoned off with a gate. Now that you mentioned it, I recall the Pinnacle at Duxton has this concept.
I am presuming the normal HDB rules apply - 5 year MOP, HDB standard rules in renting out of flats, rules regarding potted plants etc.

but compare to the prices for DBSS in AMK/TPY, this price is way too high.. TPY highest floor is 35 or 40? and max at S$700 000+... tampines one only 16th floor highest?
how much have to pay each month if buy the S$888 000 flat ah? 80% loan?

That's puny meh?
Let me give you all my two cents worth.
I stay in a DBSS. In Tampines. In fact, it is the one right opp the new Centrale 8.
Ridiculous, isn't it? When my one (5-room) went for just under 400k. So now where are all who talk about it being in a good location when mine is just OPP IT?! And now Centrale 8's 5-rooomers are 800+k?! WTF TTM!
I should actually be very happy. My flat price will def go up. But I feel damn sad. You know why?
Because it is things like that which will definitely result in a property bubble!!! HDB is left its core principles of a governing body for public housing to become one that dishes out carrots to SGX-listed companies (which have their shareholders interests in mind) to screw the smallest stakeholder in this massive pie — the home owner!

It is EXACTLY same to The Premiere@Tampines. No diff. Only small diff would be having a minimart and foodcourt (which bloody hell we at The Premiere@Tampines would just cross 100m to get to)...
And it is double the price we paid. Sheer madness. KBW if you are listening and watching... Your property bubble is lying RIGHT IN FRONT OF YOU!!!

DBSS is not that exclusive as you might think it is. No security guards (at least I don't have it at The Premiere@Tampines, right opp Centrale 8).
Even Pinnacle@Duxton is better than DBSS actually, and P@D has a lower price than 5-room Centrale 8. What bollocks!
from asiaone.. seem like the company want to make big profit on this before the prices crash....
Previous records for priciest HDB flats had belonged to other DBSS projects such as The Peak@Toa Payoh and City View@Boon Keng. Five-room flats at the two projects were sold at around $720,000.
Despite the hefty price tag, market watchers noted that Sim Lian did not pay a record-busting price for the land - $261 psf per plot ratio (ppr) was paid for the 21,132 sq ft site, reported The Straits Times.
A Sim Lian spokesman explained the rationale for the high pricing and told the newspaper: "The premium is due to its locale in Tampines Regional Centre with mature amenities such as banks, three shopping malls and the upcoming Integrated Lifestyle Hub.
"It is also within walking distance to the existing Tampines MRT Station and the future downtown line 3 MRT interchange."
still affordable wen u pay longer
Do all of you remember not that long ago when Pinnacle@Duxton was launched with then-record high prices?
So much controversy that HDB said it is a one-off development and will not screw private housing prices. See now 5 years down the road, what has happened. They did a massive double-take!
It really appears, that the gahmens are screwing both public housing, and private housing!!!

Woohoo.
If your flat is a 5 room flat, you can sell for around 800K too.
My friend, you will be joining the millionaire club soon.

This is totally trash, seriously.
The people crying at the end of the saga would be homeowners in this new development in the years 2012-2014 when the property bubble bursts!

i think they should stop releasing site for DBSS.... just left the site for HDB to build the flats. keep saying no space to build flat in matures estate, but so far got sites in TPY/Bishan/AMk/Tampines for DBSS. Why let the private developers earn?they can earn from the condo project...

No matter what crap they dish out, don't forget despite "prime locality", Tampines is no District 9,10,11 hor!!!
wow!!!!!

Whaaa you know I how angry or not?
This is total bollocks!!!
Tampines is already as crowded as it can be. Don't believe try taking the EWL train from Tampines. That one station enough to make one empty train become packed to the brim, even with 2 min frequency! You try adding another couple of hundred households to that. ABSOLUTELY NUTS!

there will still be people who will buy..... when price crash, then they will cry... when the TPY DBSS was launched, the sales was not good as well due to the high price tag... but due to the raising HDB prices in TPY, it was finally sold out after some times. I do hope that this DBSS in Tampines got very poor response..... imagine have to pay over S$3000+ per month for installments?

This one really crazy... People will pay for their mortgage till they die! Otherwise confirm default and bought back by banks for peanut change!
If they can afford, mortgage confirm still sky-high!

MBT screwed it all, and now KBW is truly making us re-live his legacy!!!

I shouldn't. Really.
You know why? Even if my flat price rise, and I sell it at the peak, I have to get another flat to stay in what... And selling at high, need place to stay, also means buy property at high. Doesn't make sense right? Somemore our houses are public housing, not meant for crazy ups and downs mah!!!
BTW you know my The Premiere@Tampines already got how many foreign talent or not? Got so many cheena and what... Like mini-UN already. Even heard got this Russian family convert PR then get this. Can imagine this or not? Wana puke seriously!

$3,000 + is affordable what.
Hubby and wife each pays $1,500 mainly from CPF or if need to top up , just another few hundred dollars cash each.
Income ceiling is $10,000 combined now, so mainly for this group.
